Step-by-Step Guide

Download Livyo from Google Play Store

Getting started is as simple as installing the app. Livyo is available for free on Android via the Google Play Store.

After installing, open the app. You'll be greeted with a clean welcome screen asking you to sign up or log in.

Create Your Owner Account

Tap "Sign Up" and register using your phone number or Google account. You'll be asked to select your role — choose "I'm a Property Owner".

Fill in your basic profile — name, contact number, and city. This takes under a minute.

💡 Pro Tip

Use the same phone number you share with tenants — this helps Livyo link tenant invites properly when you add them later.

Add Your Property

Once logged in, you'll land on the Home dashboard. Tap "Add Property" to register your first property. You'll need to provide:

  • Property Name — e.g., "Ram Niwash PG" or "Sunshine Hostel"
  • Property Type — PG, Hostel, or Flat/Apartment
  • Address — full address including city and pincode
  • Room Configuration — number of floors and rooms (or individual unit setup)

Livyo supports both simple PG setups (uniform room pricing) and complex flats (individual room types like single/double/triple sharing).

Configure Your Rooms & Pricing

After creating the property, Livyo will guide you through room setup:

  • Set the room type for each unit (Single / Double / Triple sharing)
  • Define the monthly rent for each room type
  • Set the security deposit amount
  • Mark rooms as Available or Occupied

You can always edit room details later as occupancy changes — Livyo keeps everything in sync automatically.

💡 Pro Tip

If you run a mixed property (some single rooms, some double), Livyo handles flatmate sharing automatically — if one flatmate pays, Livyo marks that room as paid for everyone sharing it.

Add Your First Tenant

Now comes the best part — adding your tenants digitally. Go to the Tenants tab and tap "Add Tenant". Fill in:

  • Tenant's full name
  • Phone number — Livyo will send them an invite to download the app
  • Room assignment — which unit or room they're in
  • Monthly rent — auto-filled from your room configuration
  • Security deposit
  • Move-in date — Livyo starts tracking payments from this month onwards

Tenant Gets Invited Automatically

Once you add a tenant, Livyo automatically sends them an invitation via SMS/WhatsApp to download the Livyo app. When your tenant signs up, their profile is linked to your property.

From the tenant app, they can:

  • View their rent due date and amount
  • See their payment history
  • Get reminders for upcoming rent
  • Raise maintenance tickets

Track Payments Every Month

Go to the Payments tab anytime to see which tenants have paid and which haven't, filtered by property and month. For each tenant you'll see:

  • Paid — with the exact date of payment
  • Pending — rent not yet received this month
  • ⚠️ Overdue — past due date, payment not received

If a tenant pays in cash, just tap the cash icon next to their name to record it instantly.

Use the month filter in the Payments tab to review rent status for any past month — great for end-of-month reconciliation or generating proof of payment for tenants.

What Happens After Onboarding?

Once you have your property and tenants set up, Livyo runs on autopilot for the most part. Every month, payment cards are auto-generated for all active tenants. You simply:

  1. Check the Payments tab on the 1st of each month
  2. Mark cash payments as you collect them
  3. Let online payments (coming soon) auto-update
  4. Review the Analytics tab for income trends

That's it. No WhatsApp chasing. No register. No confusion.
